The brief from most clients sounds simple: “we want a beautiful home.” The work behind that brief is everything — site analysis, orientation, light, breeze paths, materiality, council overlays, contractor selection, budget calibration, and the hundred small decisions made between concept and completion.
We treat each decision as deliberate. A north-facing pavilion isn’t a coincidence; it’s the result of a sun-path study, a decision about where the family eats breakfast, and a specification for the eave depth that keeps the summer sun off the slab. Architecture, done well, is the accumulation of these decisions made carefully and in the right order.
Our practice works exclusively on premium Brisbane sites — riverfront blocks, established acreage, character-precinct holdings — where the architecture is the brief. We don’t volume-build. Each project is treated as a single client problem solved over twelve to twenty-four months from first conversation to handover.
Every project moves through the same five stages. We won’t compress them; the work suffers when phases are skipped.
Three to four sessions on site and in the studio. We understand the family, the way they live, and the site’s specific opportunities and constraints — council overlays, easements, neighbour relationships, sun paths, prevailing breezes.
Multiple design directions, model-built and tested against the brief. We narrow to one direction with you, then refine.
Material selection, joinery detailing, structural coordination with engineers. The concept becomes a buildable proposition.
Full construction documentation, council and certifier liaison, builder tendering. We manage the entire approvals path.
On-site every fortnight, sometimes weekly. We protect the design intent through construction and resolve issues with the builder before they become decisions you have to make.
Typically 18–30 months. Six to nine months in design and approvals; twelve to twenty-one months in construction depending on scope. We won’t rush either phase — the work shows when we do.
Yes. Heritage overlays, character precincts, character-streetscape protections — all common in our practice. Constraints often produce the most considered architecture.
Percentage-of-construction-cost is the standard model for full-service architecture. We provide a fixed-fee proposal at the end of the briefing stage so there are no surprises.
Yes, with one condition: we vet them first. Custom architecture requires a builder who reads documentation properly and respects the design intent. We work with several preferred builders across Brisbane and are happy to introduce you.
